**Job Summary**:
As the Finance Controller for our mall/building service company, you will be responsible for overseeing all financial operations within our retail property portfolio. You will play a vital role in ensuring the financial health and sustainability of our malls through effective financial management, analysis, and strategic planning. The Finance Controller will collaborate closely with senior management and department heads to optimize financial performance, drive operational efficiency, and support business growth.
**Responsibilities**:
- Develop and implement financial policies, procedures, and controls tailored to the unique needs of the mall/building service industry to ensure compliance with accounting standards and regulatory requirements.
- Prepare, analyze, and present financial reports for each mall property, including income statements, balance sheets, and cash flow statements, providing insights into performance and areas for improvement.
- Oversee budgeting and forecasting processes for individual malls and the overall portfolio, collaborating with property managers and leasing teams to establish realistic financial targets and monitor variances.
- Manage cash flow and liquidity for each mall or building, optimizing revenue streams, controlling expenses, and implementing strategies to maximize profitability.
- Conduct financial analysis and risk assessments for capital investment projects, lease negotiations, and other strategic initiatives, providing recommendations to senior management to support decision-making.
- Coordinate with external auditors and tax advisors during audits and tax filings, ensuring compliance with regulatory requirements and timely submission of financial statements and reports.
- Implement and maintain internal controls to safeguard assets, prevent fraud, and mitigate financial risks across all mall properties.
- Collaborate with corporate finance and accounting teams to streamline processes, leverage synergies, and ensure consistency in financial reporting and analysis.
- Provide financial guidance and support to property management teams, leasing departments, and other stakeholders, fostering a culture of financial accountability and transparency.
- Stay informed about industry trends, market conditions, and regulatory changes affecting the mall sector, proactively identifying opportunities and challenges and recommending appropriate actions.
**Qualifications**:
- Bachelor's degree in accounting, finance, or related field; CPA or CMA certification preferred.
- 5-6 years of experience in financial management, preferably in the retail or real estate industry, with a strong understanding of mall operations and revenue streams.
- Proficiency in financial analysis, budgeting, forecasting, and financial modeling.
- Excellent knowledge of accounting principles, financial reporting standards, and regulatory requirements applicable to the mall industry.
- Strong analytical skills and attention to detail, with the ability to interpret complex financial data and communicate insights effectively.
- Experience with property management software and ERP systems, preferably in the real estate sector.
