**Job Title: Financial Controller (Property Industry) - Medan**
**Overview**:
As a Financial Controller in the property industry, you'll play a critical role in overseeing the financial operations of our property management and development projects. You'll be responsible for ensuring accurate financial reporting, implementing financial strategies to maximize profitability, and maintaining compliance with regulatory requirements.
**Responsibilities**:
- **Financial Reporting**: Prepare and analyze monthly, quarterly, and annual financial reports for property portfolios, including income statements, balance sheets, and cash flow statements.
- **Budgeting and Forecasting**: Develop and monitor budgets for property development projects, including revenue projections, expense forecasts, and cash flow analysis. Provide regular updates on budget variances and recommend corrective actions as needed.
- **Financial Analysis**: Conduct comprehensive financial analyses to evaluate the performance of properties and investment opportunities. Identify key financial metrics and trends to support decision-making processes.
- **Risk Management**: Assess financial risks associated with property investments and develop strategies to mitigate risks effectively. Monitor insurance coverage and ensure compliance with risk management policies.
- **Internal Controls**: Establish and maintain internal control procedures to safeguard assets, ensure accuracy of financial records, and prevent fraud. Conduct periodic audits to evaluate compliance with policies and procedures.
- **Tax Compliance**: Coordinate with external tax advisors to ensure timely and accurate preparation of tax returns for properties and partnerships. Stay updated on tax laws and regulations affecting the property industry.
- **Cash Management**: Manage cash flow for property projects, including monitoring accounts receivable and payable, optimizing working capital, and coordinating financing activities with lenders.
- **Financial Planning**: Assist in the development of long-term financial plans and strategies for property acquisitions, disposals, and capital investments. Evaluate the financial feasibility of new projects and provide recommendations to senior management.
- **Stakeholder Communication**: Collaborate with property managers, investors, lenders, and other stakeholders to provide financial insights and support decision-making processes. Present financial results and analyses in meetings and presentations.
**Qualifications**:
- Bachelor's degree in Accounting, Finance, or related field; CPA or CFA designation preferred.
- Minimum of 5 years of experience in financial management, with at least 3 years in the property industry.
- Strong knowledge of accounting principles, financial analysis techniques, and real estate finance.
- Proficiency in financial software and ERP systems, such as SAP, Oracle, or Yardi.
- Excellent analytical, problem-solving, and decision-making skills.
- Effective communication and interpersonal skills, with the ability to interact with diverse stakeholders.
- Detail-oriented with a commitment to accuracy and integrity in financial reporting.
- Ability to work independently, prioritize tasks, and meet deadlines in a fast-paced environment.
