The primary aim is to ensure the effective attainment of sales objectives in alignment with the overarching marketing strategy. **Key Responsibilities**:
- Devise and execute strategic plans for marketing and sales, including forecasts, to realize corporate goals for services and products.
- Create and manage the operational budget for sales and marketing activities. - Take charge of achieving ambitious targets.
- Supervise the sales consultant and team's performance, providing updates to the relevant Director or Board of Directors.
- Lead the advancement and growth of assigned campaigns on a daily basis. - Formulate, structure, and expand marketing initiatives by recognizing property trends and emerging market prospects.
- Keep abreast of new regulations, legal paperwork, and property management matters pertinent to sales and marketing.
- Identify, assess, and nurture new sales possibilities through diverse media channels.
- Oversee overall sales and marketing operations, encompassing market analysis, sales presentations, sales and marketing trend evaluation, advertising, and promotional events.
- Motivate, communicate with, and inspire team members, steering them towards departmental achievements.
- Monitor and pursue specific tasks and project outcomes.
- Manage and supervise the budget within allocated limits, collaborating with subordinates, and reporting to the appropriate Director or Board of Directors.
- Formulate, assess, and put into effect policies, regulations, procedures, and operational systems.
- Provide guidance and instructions to staff on procedure implementation.
- Manage relationships with clients, consultants, agencies, and internal departments linked to sales and marketing endeavors.
- Participate in the recruitment process for the Sales and Marketing department, as well as establish optimal staffing levels.
- Offer recommendations on training, development, and subordinate planning.
- Analyze statistical data on staff attendance, overtime, leave, and address deviations or conflicts, adhering to HR policies.
- Recommend project involvement based on insights from prior residential projects to the Board of Directors.
- Fulfill any other duties assigned by the Director responsible for sales and marketing.
**Key Requirements**:
- Minimum of a bachelor's degree in business administration, marketing, or equivalent.
- Relevant experience of 5 to 7 years in the Real Estate/Property Development sector, with at least 3 years in a managerial role.
- Proficiency in formulating strategies for Marketing & Sales within the Real Estate Development realm.
- Adeptness in managing legal documentation for property sales, purchases, and transfers.
- Familiarity with crafting financial models, project budgets, and regulations regarding foreign buyers' policies.
- Advantageous to be well-versed in the Indonesian Omnibus Law concerning foreign ownership of real estate property.
- Proficient in Microsoft Office tools (Excel, PowerPoint, Word).
- Strong communication skills, with fluency in English for internal and external communication.
- Prior experience in sales and marketing in the Central Business District (CBD) of Jakarta or SCBD.
